  1. Watch out for that renovation part. Funky gone, big development on the way

  2. The definition of renovation is remodeling an existing structure, not developing a new one. The 101 Mainstreet group does not want existing structures torn down.

  3. What policies are they promoting that will help keep existing structures?

  4. #1 The Facade Grant Program. The city will pay up to half the cost (up to $2000) for improvements busineess buildings make to existing store fronts along N. Coast Hwy 101.

  5. #2. The production of periodic Merchant Map for existing businesses from Encinitas Blvd to La Costa Ave on N. Coast Hwy 101 Vulcan Ave and west parts of La Costa Ave and Leucadia Blvd. ALL merchants in this area are included and at least 5000 copies are given away free. MOST businesses are listed for FREE on the map, although co-sponsors help with its production by buying an ad on it or a bold face print. It's an awesome networking tool that helps all merchants because you get people's attention with it while there out and about shopping. It's also a good referecne guide to keep at home to have everyone's information in one place. A great networking tool as well, making it a little easier on merchants when they're asked by a customer "Where's the Surfing Madonna now?" and you hand them the map instead of draw them one. I do the graphics for the map so I'm closely familiar with it. There should be a new one out in a month or two. KEEPING our local businesses helps to keep our existing structures.

  6. #2 Amendment: Jim McConlogue graciously lends his awesome Welcome to Leucaia banner art for the cover for the Leucadia Merchant Map. (Also available for purchase as a large giclee at the Leucadia Art Gallery btw.)

  7. Fred is correct.
We should be proud that L101 is now a recently official member of the National Main Street Association Alliance Trust. That is a good thing for our community.
Adding to Fred's comments, it is noteworthy that the location of the photo, Solterra Winery is a fine example. They are in line to receive facade grant money, that comes from the city and is administered by L101. The north building footprint and frontage has remained intact and improved with a facade that expertly ties in the new and the old with the expert design work of Brian Church. This new business is a great positive for our present and future.
Welcome Chris. Hopefully, 60 years from now there will be those fighting to keep this piece of our heritage intact.

"Preservation Priorities are high profile, cross-cutting preservation issues of importance to the saving of historic places and the growth of the preservation movement in America. The National Trust plays an important role in these issues at a national level through policy, research, advocacy, and outreach."
PS. Our MainStreet will also do what we can to keep another of our community treasures, Fred, healthy and vital for the benefit of the community.
