NOOOoooo, Besta Wan is for sale!

The property is for sale, not the business. It's hard to imagine the new landlord keeping Besta Wan with an affordable lease. Besta Wan is a classic family business and meeting ground for locals and visitors. Let's hope for the Besta scenario.

  1. I lived on Montgomery at Liverpool (That 4-plex on the SW corner) for 3 years and only went to Besta-Wan about 5 times. I don't know how that place stayed in business.

    At least we all know that it will be torn down and a 30' tall structure will be built in its place.

  3. Fred - that was a joke on our new Prop. A, but I checked and it is actually zoned for 30'.

    Good, then nothing's changed. Your joke seemed to re-imply that where zoning was 24' pre prop A in Cardiff, that prop A would raise every lower limit up to 30'. That's still not so.

    "I don't know how that place stayed in business." I can think of only 2 pizza joints that have failed in the Encinitas area in the last 50 years. 1, Papa Johns. Chains learn the hard way N. 101 doesn't serve them as well as they'd planned. 2. Lolo's pizza. Don't know what went wrong there. The rest either stay for decades or have to move to expand. Nothing's forever, but America's craving for high fat foods comes close. Not throwing stones, I'm just sayin! And if i keep thinking about Pizza, I may weaken and have to get some tonight. So everybody, DONT think about pizza!

    1. Fred - That is what I was implying because bad jokes die hard. When I was looking at the zoning for that property it looks like they got a variance at some point for the extra large sign on top of the building. Would something like that have to go to a vote of the entire city now?

      Good point about pizza. As the saying goes: "Pizza is like sex, when it is good it is really good and when it is bad, it is still pretty good." I just like every other pizza in town more than Besta-Wan. I think I will order a Thai Chicken Pizza from Today's Pizza now that we are talking about it.

    2. The owner of the property died, and the recipient in the will has no interest in holding onto it. The property is in the Cardiff Specific Plan area, and the plan was only recently approved by the Coastal Commission after the city council's approval about 2 years ago. There was a big backlog at the CC. Fortunately the "obstructionists" fought hard to hold to 2 stories/30 feet and no mixed use on this parcel.

      Prop. A will not apply here unless the owner wants to try to go higher, which will trigger a public vote. The situation is similar to what happened to Miracle Cafe and Taco Auctioneer on San Elijo. The owner died, the property was sold, and now there is Wine Steals built to the maximum 30 feet. It would be no different under Prop. A. The sneaky part for Wine Steals was that the city granted a variance to put the loading dock on the street instead of the property. This allowed a more massive building and created traffic and parking problems when trucks are there.

      The Besta-wan property will surely get a 2-story commercial building. No property rights were taken away, but the new owner doesn't get a bonanza from upzoing.

    3. Good points Cardiffian. I'd like to see something complementary to the community go there instead of just more office spaces. And like I said before, seems like delivery space is the last thing on most developer's, architects and Planning Commissioner's minds.

  6. A friend suggested Pizza last night. I caved. I don't know how Pizza Pizza sells hot n ready to go for $5.50. It cost 15 bucks for ingredients in the 60's to make it yourself. Monsanto ingredients must be cheap or sumthing. If only it was Lolo's organic pizza for that price.

  8. Saw a sign yesterday on a building in the strip mall west of Plaza Camino Real for a new Besta-Wan. It is the location of many failed restaurants.
