F Street and 101 in downtown Encinitas. This will be a traffic light, making three lights in a row. As you can see the Pacific Station development is coming right along. Pacific Station promises to "transform" downtown Encinitas. Some of the people in Encinitas who strongly support this project are against improvements and traffic control upgrades for Leucadia's stretch of coast highway.
Oh my gosh, this is so great. I can't wait for this "new and improved" Encinitas shopping mall. I mean how could we live without it. Thank the white bearded guy in the sky that we are the fortunate souls who get to see such "progress"! Wow, next will be the proposed Cost CO, and a Wall Mart maybe by the last vestige of open land on Manchester (awesome, couldn't live without that!), oh yeah, almost forgot about the three massive resorts going in at La Costa and 101 (amazing), maybe we can throw one more mega mall in two miles away in la costa even though none of the citizens out there even want it (sound familiar?). I think we should really think about clear cutting ALL of the trees in Leucadia though, for safety reasons of course. I mean hopefully one day there won't be even one inch of open dirt that hasn't been maximized to it's fullest money making potential because thats the meaning of life right. To gather as much junk from all of these mega stores and puff our chests out and prove to our neighbors that we can consume more than them. Yeah! Looks like we are on the right track!! Born and raised here and I think the camels back has finally broken. Bitter...yep. I'm out. For years I kept waiting to see some changes around here that actually benefited the people who are rooted here in this community, and all I see is greed, development, and over crowding. The greedy bastards who feel the need the pad their pockets at the expense of the locals need to be given a life sentence of having to go work in the sweat shop that made their shiny loafers that they wear with no socks.

How about a linear mall over the tracks in Leucadia with the train running through the middle? It could be costco or walmart. They could put a stop in the middle of the store for more customer convenience.

ReplyDeleteI love how the term green is used so freely these days, just like "SUV" became the norm ten years ago. I find it silly to think that any massive shopping complex in the middle of single story family-owned businesses is "green".

ReplyDeleteThe Pacific Station project has (3) distinct buildings. The biggest is 25,000 sf. Most of the development is along the tracks.

It is basically what Cardiff has in Seaside Market. It's a good project.
We will have growth, more people are being born here for a change. Sprawl is bad, in-fill is good. If you don't like it go back to where you are from. Because when you moved here it didn't make it any better either.

ReplyDeleteI DON'T shop at Walmart and I LOVE roundabouts and wish they were all over Encinitas instead of the sucky 4-way stop signs and light-controlled intersections that hold everyone up on the smaller surface streets. I do think the Encinitas roundabouts are too elaborately landscaped and far too expensive, though. Some simple intersections could easily be improved with simple mini-roundabouts - raised paint dots in the road with roundabout warning signs on the approach.
If I can figure out how to negotiate all sizes of roundabouts and mini-roundabouts in another country, driving on an unfamiliar side of the road on unfamiliar roads, driving in a car's right side, AND shifting gears on my left side, I think the average Encinitas driver should be able to figure out roundabouts here, too. Anyone who can't manage to negotiate a roundabout is a lousy driver and shouldn't be driving anymore.

ReplyDeleteMulti usee high density building is appropriate for some areas, but not for downtown Encinitas. This building is out of character, too large, and butt ugly. Why does the City allow multi use high density buildings? Because it makes money for the City on property taxes. Each residential and commercial unit will have its own property tax assessed. So where before there was only one taxable parcel, now there will be 50. Who profits from this -- the landowner, the developer and the City.

I'm am looking forward to a street-scape improvement with roundabouts in Leucadia as well as the planting of thousands of trees. Support the street-scape and support at grade rail crossings to access the beach and businesses.

All those coucil members will be getting retirements pensions along with all the city staff and firefighters. Who pays for that?? You and I. But we don't contribute enough so the city ok's every dael that comes along to pay the salaries and benefits and pensions. Not hard to understand, think about it for a minute or two.

ReplyDeleteI'm not against improving 1o1 through Leucadia, I wish all the eucalyptus trees could have been saved, I want new trees to be planted, but I don't want roundabouts anywhere in town, no single lanes, no more stop signs or traffic lights anywhere and no welfare for property owners on 1o1.
ReplyDeleteThat includes parking because they can't provide it, new sidewalks where they are already adequate and sidewalks and parking on the east side of the highway. Maybe a rail trail but the tracks are what they are, dusty and crusty.
Let Leucadia stay funky, don't change it from the causes that motivated you to move here in the first place.
And whats to happen to those funky businesses that you elitist think are not fitting into your roundabout, reverse diagonal parking, single lane Garden of Eden? Scotts Automotive will have to move along with the rental yard, the car lots, funky antique shops and the like.
And whats to stop development like the Lofts or Pacific Station? Make it too nice and this is what you'll get.

But fortunately, most property owners cherish what we have here on 101, like Captain Keno, (who incidently turned down millions of bucks from the lofts guy - because in his words: "If I sell Keno's, I sell my dream".) Scott's Automotive has been offered a handsome sum. I think he feels the same way. Realtors and developers have religiously asked us to sell our small parcel, almost since Roosevelt drove through town. And of course the two other die hard antique shops left in Leucadia are just as stubborn as we are when it comes to the notion of leaving Leucadia.

I moved here because its a funky beach community. I sure would like to safely walk to the beach and visit nice local merchants in a safe functioning mainstreet.

If you don't want more of the Lofts along the 101 in Leucadia, we need to revise the Specific Plan. The easy solution is to limit underground parking. The Lofts could not have happened without it.
ReplyDeletePacific Station will prove to be a real hardship on the downtown because of underground parking. Quite simply, no one likes to use it, so everyone will fill every available surface space for miles. Once again, limit underground parking.
There are a lot more potential sites for Loft and Pacific Station type development in Encinitas. That is not the future I want for us.

ReplyDeleteI don't mind underground parking. What I don't like is when 90% of the ground surface is filled with building footprint. We should have a requirement for 30 to 40% of the property have vegatation space.
It can be native or whatever, but the plants help make a more peaceful balanced area. Please plants help the planet and reduce greenhouse gases. Plants are good. Huge buildings are not.
As far as the new signal at F street, a roundabout would have worked much better. That signal will definately be choke point and will reduce the capacity of traffic able to go through HW101. Plus its ugly.
Hopefully, next time they will know better.
Here is a suggestion for 101 through downtown Encinitas...NO LEFT TURNS ALLOWED AT THE LIGHTS. They have this through Monterey and it is wonderful. No more back ups waiting for everyone to turn left. If you need to go left you just turn right and go around the block then go straight at the light.
ReplyDeleteI grew up in Encinitas, moved away for quite a while and now am moving back home, finally. Sometimes it takes leaving your hometown to really appreciate it. All the new construction, shopping malls, etc. makes for a better economy. The people and locals are the heart of what makes Encinitas great, not the "malls". Where I have been living, the mayor talked about changing the city and making it better but yet nothing ever happened. It is a boring place to live. Nothing has improved from the 70's and they have a major gang problem. Major bookstores would have nothing to do with the city because they thought no one graduates from high school. Pretty darn sad. APPRECIATE what you have in Encinitas and deal with it! Learn to accept change and that it can be good.... or move away and find another city to complain about.

If you're southbound on 101 from Leucadia and are heading for someplace southeast like city hall, the library, Scripps etc, make your left turn at Encinitas Blvd, NOT at D or E street. Seven solid reasons. #1. It's safer. #2. You won't cause a traffic jam or have to wait till oncoming traffic is clear. #3. You'll have a green arrow. #4. You won't have to stop for any trains going by, because you'll go under the tracks at Encinitas Blvd. #5. You'll add hours to your life maybe years. #6. Your chances of dying from road rage go down considerably. #7. You'll look less like a clueless tourist.

Count me in as another one who doesn't mind underground parking. I tend to choose shady parking spots if available, even if it means a longer walk to my destination. The car stays cooler, unlike parking in shade from a tree filled with birds that crap all over the car. And tree shade isn't consistent when the sun moves.

ReplyDeleteI don't see people driving 3 layers into the ground to shop at Whole Foods if there is a surface parking place available. Every parking stall in a reasonable distance from the project will be constantly full with all the others circling forever.
One reason this is going to be an incredible choke point is that the Pacific Station project was designed with too little queing space at the stoplight, just wait.

If the only available parking is below grade, people will park below grade. I agree, the existing businesses surrounding area will be affected by the at surface parking spaces will be used by all customers of pacific station first. we shall see but Encinitas has much bigger issues to focus on at the moment.

Most of the people who don't want our neighborhoods improved are renters who are mooching off low rents based on under-utilized assets that haven't reached their true value.
Get over it... embrace the improvements.
